I like the jungle very much (you probably already know that). Actually the tropical rain forest and the coral reef are my favourite habitats on Earth. I could live between the two. :-)
Yes, I think that using the powerhouse space is a great idea. It is going to take at least a year to remove both of the dams so that is plenty of time to plan a restaurant or other retail endeavor.
Whatever ends up in the building, they will have great views : )
